Shanghai Further Eases Housing Policies to Support Demand and Stabilize the Property Market
🏙️ Shanghai has announced a new round of housing policy easing effective August 21, focusing on lowering financial barriers and supporting homebuying demand as China’s property market remains under pressure.
🏦 The minimum down payment for second-home purchases outside the Outer Ring Expressway will be reduced from 20% to 15%, matching the requirement for first-time buyers. The city is also expanding the use of the Housing Provident Fund to cover more home-purchase-related expenses.
💰 Shanghai is also strengthening its “sell old, buy new” program, with subsidies of up to 80,000 CNY per unit in some cases to help stimulate transactions between the secondary and new-home markets.
📊 The measures may support short-term liquidity and sentiment, particularly in suburban areas, but their current scale and scope are still insufficient to confirm a broader recovery in China’s property sector.
