Good morning, everyone.

A recent report from the WSJ highlights a growing concern among industry specialists regarding the risks that could unfold as upcoming debt refinancing deadlines approach.

Sources familiar with the transaction indicate that Brookfield has chosen to walk away from a property rather than refinance its approximately $360 million mortgage. Securing new financing in today's high-rate environment would have required tens of millions in additional capital. Consequently, Bridge Investment Group, the lender owned by Apollo, is currently seeking to offload the loan.

Commercial real estate brokers observe that the surge in borrowing costs has essentially dissolved Brookfield's equity in the real estate, providing the company with little commercial motivation to keep ownership.
