The Web3 industry has been talking about RWA (real-world asset tokenization) for a long time. Most attention has focused on how to package real estate, bonds, and credit into on-chain tokens. But many people overlook a critical problem: while tokens themselves are immutable, the underlying documents that verify their authenticity are still stored on centralized servers, where they can be quietly modified, replaced, or even deleted.
Tokens can record asset ownership, transfer history, total supply, and wallet control. But they cannot automatically prove that the underlying property deeds, valuation reports, legal agreements, tax documents, and insurance certificates are the originals.
A PDF in a centralized database can be overwritten at any time. If the underlying evidence is falsified, the on-chain token is left without a solid foundation. This is precisely the critical layer missing from most RWA projects: a verifiable evidence storage layer.
Now, engineers in the Filecoin ecosystem have introduced an open-source reference architecture to address this gap. The solution has been deployed on the Avalanche Fuji testnet and the Filecoin Calibration testnet. Its core goal is to anchor tokenized real estate to a verifiable inventory of original property records.
How does this architecture work?
The end-to-end process is clear, with three components—IPFS, Filecoin, and Avalanche—working together:
Original property records
: All original documents, including title deeds, land survey reports, valuation documents, tax assessments, and inspection reports
IPFS
: Reads the file’s bytes and generates a unique content identifier, or CID (the file’s cryptographic fingerprint)
Changing even a single character in a document completely changes its hash fingerprint.
Filecoin
: Responsible for storing original files long-term and using cryptographic storage proofs to continually prove that the original data remains intact on the network and has not been lost or replaced
Avalanche
: Records CIDs, asset associations, and document version history on-chain
Multi-party verifiers
: Buyers, banks, auditors, and regulators locally calculate the file’s hash and compare it with the CID anchored on-chain to verify in one click whether the document is the original
In short: tokens record asset ownership, Filecoin stores the original evidence, and the blockchain records each file’s fingerprint. Anyone can independently verify its authenticity.
In the official demonstration, if someone modifies a deed document, the newly generated CID will no longer match the fingerprint anchored on-chain. The system will flag the file as altered and no longer the original filed document.
⚠️ Important note: This solution does not replace the land registration system and does not itself confer legal title. It cannot automatically determine ownership or resolve asset disputes. The demonstration uses synthetic property data and runs on public testnets. It does not establish legal title; it addresses document integrity at the technical level by binding an on-chain token to a fixed, tamper-resistant, version-traceable set of original off-chain evidence.
Compare this with the traditional model: in the past, all due diligence materials were bundled into a centralized data room, and everyone had to passively trust that the platform had not altered the files. This architecture places trust in cryptography instead, eliminating reliance on any single centralized institution.
The real opportunity: not tokenizing every property, but building a real estate trust graph
Many people mistakenly believe the end goal of RWA is to tokenize every property in the world. This architecture proposes a completely different approach: building a real estate trust graph.
A token should not point only to a wallet address. It should come with a complete, cryptographically verifiable evidence file, including:
Chain of title and ownership-related documents
Lease terms, easements, and various restrictions and fees
Survey reports, asset valuations, and property condition inspection records
Planning permits and building approval documents
Energy certificates and building renovation history
Insurance policies, claims records, and compliance certificates
Mortgage, lien, and refinancing status
Rental income, tenant information, and occupancy records
Records for ancillary assets such as solar panels, energy storage, and EV charging stations
Each time a document is updated, the old file is not overwritten. Instead, a new CID is generated and a new version record is added. Changes in ownership, valuation updates, and policy renewals all leave a complete, traceable evidence history, with every historical version preserved permanently.
Reshaping the Logic of Real Estate Finance Due Diligence
This infrastructure is especially valuable in commercial real estate finance.
Imagine underwriting a £5 million commercial real estate loan. Under the traditional model, the lender receives a static package of materials whose source depends on what the other party provides, making it difficult to verify whether the files have been altered afterward. With this RWA evidence layer based on Filecoin + Avalanche: Banks can independently verify whether title, valuation, insurance, and tenant records exactly match the original filed documents; clearly see when each document was created or replaced; and continuously monitor whether key supporting documents have expired or changed.
Assets are tokenized, evidence is verifiable, and asset risks can be continuously monitored.
For the project team at Blockchainlab, the goal is not to issue property tokens for speculation, but to build KYB and evidence infrastructure for RWA. The product itself is not an asset token, but an API and workflow system serving asset issuers, banks, funds, insurers, and registration agencies. It helps institutions prove two key things: ✅ The asset issuer is legitimate and duly authorized ✅ All underlying documents associated with the asset genuinely exist, have not been tampered with, and remain valid
In closing
By now, “putting assets on-chain” is no longer the challenge for the RWA sector. The real hurdle is credibly anchoring off-chain, real-world records.
This open-source reference architecture from Filecoin offers a solution at the cryptographic level: without changing the existing legal framework, it uses distributed storage and on-chain hash records to give every document supporting an asset’s value an identity fingerprint that cannot be tampered with undetectably.
In the future, RWA competition may no longer be about who can issue tokens faster, but about who can build a trustworthy, verifiable evidence foundation. Filecoin is playing an indispensable role as the data evidence layer between real-world assets and the blockchain.
