【Market Update】According to Bloomberg, Blackstone plans to sell the office portion of the Garden Terrace Kioicho complex in Tokyo for approximately 300 billion yen (about $1.9 billion) and is currently in talks with potential buyers. The complex is located in Tokyo’s Chiyoda Ward. Blackstone acquired it in 2024 for approximately 400 billion yen, setting a record at the time for the largest real estate investment in Japan by a foreign investor. Blackstone is also considering packaging some of the trust beneficial interests as digital securities and selling them to individual investors in smaller denominations. However, Blackstone has not yet commented, and neither the transaction nor the issuance plan has been finalized.
