Have Bitcoin but can’t buy a home because you don’t have enough for a down payment? A Canadian lender is preparing to offer a new option: borrow money for a home purchase using BTC as collateral, without selling it.
📢 Canadian lender APX Lending plans to launch Bitcoin-backed mortgages in the first quarter of 2027, and has already opened a waitlist.
How would it work?
Say you want to buy a home worth C$475,000 and need to put down 20%, or C$95,000. In the company’s example, you would need to pledge about C$190,000 worth of Bitcoin as collateral to borrow the down payment, rather than selling your BTC outright.
It sounds convenient: you can buy a home and keep your Bitcoin, while potentially benefiting if its price rises in the future.
⚠️ But the risks shouldn’t be overlooked.
If Bitcoin’s price falls sharply, the value of your collateral could shrink. Borrowers might have to add more collateral or even face the forced sale of some of their BTC. More importantly, APX has yet to announce the new mortgage’s specific interest rates, repayment terms, or liquidation conditions.
The company’s existing crypto-backed loans have annual interest rates of around 9.99% to 11.49%, but that doesn’t mean the new mortgages will have the same rates. The company says the property and Bitcoin will be treated separately, and the actual risks will depend on the loan agreement.
📌 This product reflects a new trend: crypto assets are gradually evolving from investments into assets that can be used for real-world financing. But buying a home with borrowed money is already a long-term financial commitment. Adding volatile Bitcoin as collateral means you shouldn’t focus only on the benefit of “not having to sell your coins.”
What really matters isn’t just whether BTC can help you buy a home, but whether the financing costs, collateral rules, and risks in extreme market conditions are all within your means.
