A token by itself does not mean ownership of the underlying asset.

Who legally owns the stock?
What right does the token holder receive?
Where is the underlying asset held?
Who maintains the register?
Who can freeze or transfer the token?
Who receives dividends or other cash flow?

Asset -> legal right -> cash flow -> owner.
Tokenization can change the way rights are accounted for and transferred.
