Anlan Shanghai’s east district sold all 100 homes in 30 minutes on July 31, generating 3.36 billion yuan in sales, according to Jiemian News. The first batch included 169-229 square meters units with a filing average price of 172,800 yuan per square meter, and the project had drawn 198 high-net-worth buyers before the sale.
The project is backed by China Overseas Land & Investment, China Merchants Shekou, Xuhui Urban Construction Investment, and China Tourism Group Investment, which won the Shanghai Xuhui Dong’an plot last September for 43.95 billion yuan. Jiemian News reported that the broader Dong’an redevelopment later became a more than 52.3 billion yuan land-transfer project after another parcel was awarded to Zhonghuan Enterprises and Chenjia Development.
According to Jiemian News, the east district is part of the roughly 800,000-square-meter Anlan Shanghai development and includes 13 residential buildings, two 150-meter towers, and a mix of housing, commercial space, and research facilities. The project’s first western-district launch in December sold 211 units for about 9.077 billion yuan on opening day, while a second batch in March brought in 2.26 billion yuan. The developer plans another launch at the end of August.
